Hiddenline Architectural Design are specialists in residential architecture based in Goole East Yorkshire. Providing architectural services in Goole, and all over the UK. We have projects across the country ranging from house extensions, internal alterations and self builds to housing developments. Hiddenline Architectural Design are passionate about creating unique spaces for each client. Alex Ramskill, the director and main point of contact for all projects, has a passion for residential architecture, and skill set with modern technology. Alex will work with you to bring your dream home from visual to reality.

The latest technology is used so to give clients a greater understanding of the design, and most importantly the hidden possibilities for your home. Our Process

01|Initial Consultation

The initial consultation is the very first step to getting your project underway. This is an opportunity for you to meet Alex and discuss your ideas for the project; whether it be a self building project, an extension, housing development or renovating a home. During the inital meeting we will work with you to develop the breif, taking into consideration your personal preferences for the scheme. We will then put together a formal quotation for your approval.

Some examples of questions we will ask to establish the breif:

  • Do you prefer larger open plan living or smaller, more comforting spaces that give you privacy.
  • How many bedrooms do you require?
  • Is more storage space important?
  • Do you require space for guests? Perhaps additional bedrooms or space downstairs for an office? 

02|Concept Design

The concept design process takes into account our discussions during the initial consultation, and our creative process input. With your requirements in mind, a concept design will be produced and presented to you. This presentation gives you the opportunity to disucess, make any additions or changes you wish to the design. This enables us to progress the formal drawings ready for submission to local authority.  Have a look at our architectural services page…

During the concept design phase we work with you and your brief in mind, and think creatively on how we can make it a unique project for you.

03|Formal Drawings

After presenting the concept design, feedback will be taken into consideration, and the drawings will be revised. A planning application package will then be put together ready for submission to the local authority. All drawings will be sent to you for approval before the formal submission. This is also a good stage to seek indicative costs from builders for the propsed scheme.

This milestone stage ensures you are happy with the layout, elevations and proposed external materials before formal submission to local authorities.

04|construction package

The next step is to produce the construction package of information to submit to building control for plans approval, and also obtain more accurate quotes from builders. We work with private building control regularly to achieve approvals and have great relationships set up with other consultants such as structural engineers. Everything we design will meet building regulations, and in some cases, we look to exceed these standards.For example with self builders seeking to acheive an eco-friendly home. 

Construction information will help builders to establish a price for the works and to construct your project. It is of the utmost importance to successfully submit details to building control for their approval. 


Hiddenline Architectural Design is run by a young, professional, and enthusiastic architectural designer. Providing Architectural services in Goole and across the UK, we are very passionate about residential architecture and have a unique way of presenting our designs to our clients.  We use 3D CAD technology to create models in order to help clients visualse clearly, and better understand the proposed scheme.

Alex Ramskill will be your Architectural Designer and main point of contact for the project. We have many consultants who we collaborate with, and can be called upon should we need their assistance. For example on larger more complex projects, using a planning consultant would be greatly beneficial. Other consultants we work with often include Architectural Technologists, Sustainability Environmental Specalist, and Structural Engineers. Allowing these professionals to cast their trained eyes over projects at early stages allows us to mitigate any potential risks, and keep the project on track

It is vital that we ensure that projects are developed lawfully. Once we have a design in mind, we can advise you whether or not your project will require full planning permission. Alternatively we can look at taking advantage of your permitted development rights, which could potentially save 8 weeks of the planning application process, and the relevant application fees. Hiddenline Architectural Design Ltd. Follows a simple fee structure based on the phases of a project. Each project is different, and everything will be tailored to suit your requirements. Typically our formal quotation will be split  into four key phases:

  • Measured Survey
  • Concept Design
  • Formalising Drawings & Planning Application Submission
  • Construction Package of Information & Building Control Plans Submission

We can be involved with the project as much or as little as you wish, and again this will be a bespoke service to suit you and your project. For example, you may wish us to be involved with builders quotes and site visits during construction. This can all be discussed and agreed during our initial consultation.

After completion of each stage, and before releasing further information we will invoice for the completed stage. Once payment has been confirmed we will release the additional information for your attention.  

Fees payable to other professionals such as planning consultants or structural engineers are usually payable separately by the client or would be included as part of our package. Local authority fees such as planning and building control are payable by the clients.

On some larger projects we do require an upfront fee when working with new clients for the first time. However, generally there are no upfront fees on projects. Fees are payable before releasing formal information to the client for each completed stage.
